Villa Kogelhof is designated as KeyPrice Signature Architecture in recognition of its revolutionary sustainable design, extraordinary structural engineering and enduring influence on contemporary residential architecture. Designed by acclaimed Dutch architect Paul de Ruiter, the residence challenges conventional ideas of luxury living by combining radical transparency with complete energy independence. Suspended above the landscape like a floating glass pavilion, the villa dissolves the boundary between architecture and nature, creating one of Europe's most celebrated examples of ecological modernism.
Completed in 2013 on a restored 25-hectare nature reserve, Villa Kogelhof is conceived as two distinct architectural layers: a transparent living pavilion elevated above the landscape and an underground level discreetly embedded into the earth. The upper floor is enclosed almost entirely in glass, allowing uninterrupted panoramic views across wetlands, woodland and the Dutch Delta Works while flooding the interiors with natural daylight. Beneath, the subterranean level accommodates the entrance, garage, office and technical spaces beneath an innovative water roof that channels daylight into the lower floor. Rather than imposing itself on its surroundings, the residence becomes part of the landscape, demonstrating how cutting-edge engineering and environmental stewardship can coexist in architectural harmony.
